Rural Workers Dwelling Planning Permission

Having successfully achieved planning permission for our clients to build two agricultural barns we then put together a proposal for an Rural Workers Dwelling at this beautiful site.

They operate a substantial farming operation on a range of rented and owned land areas. The land at Dog Lane is the only land owned by the applicants, and therefore the right location for them to invest in the permanent infrastructure to meet their needs. We demonstrated that the livestock enterprise requires extensive management and infrastructure to ensure the highest welfare for the animals and to prevent any damage to the land.

The proposed siting of the dwelling was carefully chosen to be as visually discreet as possible, whilst maintaining clear sight lines of the animals, front access and public right of way for security reasons.

The site is situated within a Nitrate Vulnerable Zone relating to surface water and is within an area designated as Greenbelt land. The site also lies within an SSSI impact risk zone. We therefore had to demonstrate that the proposed developments would not cause any significant impacts. We worked with our client to put forward a robust justification statement to demonstrate a need for them to be on site.
