Step 2 At the end of the consultation we will be able to recommend one of four options:

a) Your proposal sounds acceptable and should be achievable

b) We need to do further research to assess the detail

c) We need to ask the Local Planning Authority their view

d) We cannot recommend you proceed, as we don't believe you would get planning consent

And then?

If your project is straightforward and we have recommended you make a planning application, we will provide you with clear and written timescales, costs and what you can expect of the process. If we recommended that your project sadly wouldn't get planning, then if we can we will suggest alternatives. If not then we will be honest and upfront with you, we don't advise clients proceed unless they stand a realistic prospect of succeeding. If however your project is possible, but we recommended it needed further research, we have a fixed fee structure which means you can move to the next step without incurring high costs or commitment. Our clients love these services as it gives them and us the opportunity to cost effectively undertake additional site or project specific research to give us a better idea as to whether to move forwards with an application. It also gives us the opportunity where necessary to create a strategy or plan, as to how best to tackle the planning project. Who? One of the most important things to us is communication. Although of course we want you to be assured you are in safe hands and can leave us to it, we also want you to know you can contact us any time and speak to a member of the team who will know about your project. We work as a team, and you will have a project manager who will be your principle point of contact, but also working on your project will be a planning assistant and a planning coordinator. We also discuss all the projects as a team (after all, collective heads are better than one!) so whenever you need to speak to someone, 99% of the time you should be able to contact someone who knows about and is working on, your project.

How much?

We are big believers in a clear transparent fee structure so you know where you are at all times, we don't believe in sending out invoices people aren't expecting. The vast majority of our planning work is fixed fee based so we will provide written terms of engagement up front where you will have plenty of opportunity to ensure you are happy with the fees proposed. The planning process is of course, open to third parties to comment, object and so on and occasionally we have to spend significant amounts of time, after an application has been submitted in dealing with queries, objections, providing more information and so on. Normally at this point we revert (in agreement in advance with clients) to an hourly rate, as it can be almost impossible to judge how much input will be required. We do however keep a close watch on time incurred and communicate this regularly to clients so you are always in control of what you are spending. 

As a consultancy, we are 'mid cost' - we certainly won't be the cheapest consultants you will find, but that is for good reason, you generally get what you pay for! We believe in getting the job done right, first time. 

We understand that using professional assistance can be a lot of money, but remember when you pay professional fees, it is not just the technical work produced but also:
