Class Q - One Dwelling
In May 2025 we achieved Class Q permission for one large dwelling house in Buckinghamshire. The floor space for this fell within the criteria of no more than 465m2 for one dwelling.
Our client is a livestock farmer. In 2000, to support demand for local farm-reared meat they started selling produce directly to the customer and an on-site facility was developed.
A Conversion Method Statement was submitted alongside the Planning Statement and Proposed Design Drawings to demonstrate that the building clearly met the tests to be considered a conversion and meet the Class Q criteria.
Summary
Our client wanted to utilise an existing agricultural building for residential use. They asked TRPC to put together the Class Q application for this development including a design that enhanced the visual appearance and setting of the building.

Whilst the proposed development would not result in a change in the external dimensions, it was important that the design was carefully considered and worked for both the clients and the planners.
Our in-house design team worked with the client to enhance the visual appearance and setting of the building whilst retaining and enhancing the agricultural form and traditional agricultural style. In this type of building, it is also vital to maximise and ensure the practicality and usefulness of the living space alongside the planners requirement for natural light.
