Opportunities offered by Class Q Barn Conversions
The changes to permitted development rights in England as of 21 May 2024 have substantially increased the viability and attractiveness of converting redundant agricultural buildings. Under Class Q permitted development rights, farms can now convert agricultural buildings into up to 10 dwellings with a combined floor space of 1,000m2.
This makes barn conversions, whether to full residential homes, holiday lets, or other living accommodation a popular route. Many landowners see this as an opportunity to unlock capital value, provide rural housing or diversify income.

- BRIEF: Our client wanted to use an existing agricultural building for residential use. It was important that the design enhanced the visual appearance of the building.
- APPLICATION: A Conversion Method Statement was submitted alongside the Planning Statement and Proposed Design Drawings. This demonstrated that the building clearly met the tests to be considered a conversion and meet the Class Q criteria.
- OUTCOME: Our in-house design team worked with the client to enhance the visual appearance and setting of the building whilst retaining and enhancing the agricultural form and traditional style. APPROVED.
